Cushman & Wakefield expands commission with HPE

Cushman & Wakefield, Saudi Arabia: October 22, 2018 – Cushman & Wakefield, Saudi Arabia has expanded its current relationship with tech giant HPE to provide Facilities Management consultancy services as part of HPE’s longstanding data & technical consultancy support for a customer in the telecommunications industry.

HPE approached Cushman & Wakefield to conduct analysis of the estate, and to make strategic & operational delivery recommendations.  In particular this focuses on the following deliverables and innovations.

Cushman & Wakefield Middle East Insight: “How you can have dreams when your neighbors have nightmares”

Although Saudi Arabia shares a border with the UAE, the FM market is significantly different, a point which is often overlooked by many new companies arriving in the Kingdom. Overall the FM supply chain is predominantly occupied by traditional, locally owned O&M companies who aspire to deliver bundled services themselves, and thus often struggle with the concept of working in partnership with an integrated service provider.

Generally speaking, these suppliers are very risk adverse and are more comfortable working within an ‘input based’ arrangement rather than a performance-based agreement whose measurement of success will be through SLA’s and KPI’s. With over 20 years of experience in the Kingdom, Cushman & Wakefield have been very fortunate to have developed a good level of understanding and cooperation with a number of tier one specialist supply chain partners, but this has taken some time and a great deal of hard work.

If we were to offer advice to any new facilities management company intending to set up in Saudi Arabia, it would be not to underestimate the level of work and commitment required to develop solid relationships with tier one suppliers to ensure you are able to deliver integrated FM services to an international standard.

C&W ME Insight: Service charge models, a waste of time/money ??

Cushman & Wakefield Middle East Insight: Service charge models, a waste of time/money??

NO!!!! Sadly, there are many well documented cases across the Middle East where the developer has not benefitted from a professionally assessed service charge and has suffered significant financial loss as a result.

All too often we have witnessed the ‘10% of rent’ rule applied to the assessment of service charge.  This ‘rule of thumb’ approach can and generally does lead to somebody being unhappy either the occupying tenant who suffers as service standards are cut back to fit the inadequate budget available or the honorable developer who takes the hit on the overspend required to deliver the promised service standards.

Companies such as Cushman & Wakefield, will work with the developer to create a bespoke service charge cost model which meets the requirements of the development within the framework of the RICS code of practice.

Realistically, the service charge cost model/estimate should be developed at the earliest stages, so it can be built into sales literature/sale agreements.  Again, all too often commission led sales staff will state a low service charge figure which will eventually be quoted back to the developer with the same bitter end result.

So, in, conclusion, when it comes to the need for a service charge cost model/estimate we have 3 pieces of advice;

  • Do It
  • Do it right
  • Do it as early as possible

Or pay the price for the next 50 years plus.

When it comes to customer service there are many lessons the Middle East Facilities Management companies can learn from the customer service experts ‘Disney’.

Disney’s success can be summed up as legendary attention to detail, exceeding people’s expectations and being guest (customer) centered.

Walt Disney would often say “spectacular service delivery is best demonstrated when things go wrong, service recovery”. Disney employees are taught very early on in their careers, if you solve a problem immediately and in spectacular fashion, a certain percentage of people will bond with you even more strongly than if you meet or exceed their expectations. Therefore, good service recovery can lead to spectacular customer loyalty.

Disney has its employees assess situations based on; Safety, Courtesy, Service, Efficiency. Whereas, big business generally focuses almost exclusively on the later!! Disney believes that if you don’t pay attention to the first three elements the fourth one ‘Efficiency’ won’t matter very long because you will soon be out of business!! I believe a lesson many Middle East Facilities Management companies must learn.

Cushman & Wakefield Rings the Opening Bell at the NYSE

C&W awarded FM consultancy commission for KAAR

Cushman & Wakefield awarded KFUPM commission

Cushman & Wakefield Riyadh – May 21, 2018: Cushman & Wakefield has won a commission to provide FM consultancy services to King Fahad University of Petroleum and Minerals (KFUPM) located in Dahran, Saudi Arabia.

KFUPM and its subsidiary aims to develop and construct a state of the art business park of mixed use real estate, including offices, hospitality, retail and residential assets with all associated support facilities on a land owned by KFUPM and developed by Saudi Aramco.

The business park will cover around 210,000 square metres within the KFUPM area.

The facilities management consultancy services scope of work includes: organisational setup and strategy for property and asset management, budget planning, facilities management strategy, FM design review, fit out and construction plan review and inspection.

Cushman & Wakefield, Riyadh – April 30, 2018: Cushman & Wakefield has been awarded a contract to provide integrated facilities management services to Veritas Technologies’ Riyadh offices in Saudi Arabia. Veritas Technologies LLC is an American international data management company which specialises in storage management software.

The integrated facilities management services scope of works for the project includes: jjanitorial services, the management of refreshment machines, office reprographics management and the management and purchasing of pantry supplies and stationery. Also included is mechanical, electrical and plumbing (MEP) planned maintenance and reactive maintenance.

C&W to manage Saudi Arabian project for MasterCard

Cushman & Wakefield, Riyadh: October 10, 2017 – Cushman & Wakefield Saudi Arabia has been awarded a contract to provide Integrated Facilities Management services to Al Dara Hospital and Medical Center (AHMC) and its staff housing facility.

Cushman & Wakefield has assembled a team, experienced in the healthcare sector, to deliver hard and soft facilities management services to both the medical and residential facilities.

Aldara Hospital and Medical Centre has been constructed on a 5.5-acre site and will house Riyadh’s largest and most technically-advanced outpatient centre, which includes 106 beds, 192 clinics, 8 operating theatres, 15 procedure rooms and 1040 parking bays. While the staff housing facility consists of eight 3 storey furnished villas and eleven buildings providing 60 furnished apartments in total. The facility also has a swimming pool, RO plant, gym, parking area for 60 cars, 2 entrances manned with security, and a reception office.

Cushman & Wakefield, Riyadh: October 10, 2017 – Cushman & Wakefield Saudi Arabia has announced an expansion of its banking client portfolio with one of the largest banks in the Kingdom.

The Cushman & Wakefield’s partnership with Al Rajhi Bank has been further developed with the awarding of the Managing Agent role at the banks new HQ building and operations centre in Riyadh, both of which are expected to be completed in 2018.

Cushman & Wakefield, Abu Dhabi: April 2017 – Cushman & Wakefield has been awarded a commission to provide strategic Facilities Management consultancy services to Etihad Airways, the national airline of the UAE.

Richard Naylor talks to Arab News at the FM Expo Saudi

Cushman & Wakefield, Jeddah – April 4, 2017: Arab News – Saudi Arabia is the largest facilities management (FM) market in the Gulf, representing some 55 percent of the regions market share, a top FM expert said Sunday at the Facilities Management Leaders’ Summit that opened in Jeddah.

Richard Naylor, CEO of Cushman & Wakefield Saudi Arabia, said during the first session of the event, which took place at the Jeddah, that there was a huge potential for the FM service-providers in the coming years.

The FM market in Saudi Arabia has attracted international newcomers since 2010. “When I first arrived here (in 2011) there were only two other recognised international FM providers, but now there are at least 10 or 12,” Naylor told Arab News. “They see the potential in the market and they want to take advantage of it.”

The FM EXPO Saudi 2017 was held at Jeddah’s Center for Forum and Events January 15, 2017.

Cushman & Wakefield, Jeddah: September 26, 2016 – Cushman & Wakefield Saudi Arabia has announced they have successfully secured a number of project management commissions with Mars, the American global food manufacturer.

Cushman & Wakefield secured the commission to deliver fit out project management services for the expansion and remodeling of Mars’ regional office in Jeddah. The expansion project will achieve a 45% increase in work space and is due to be completed in early 2017. The fit out project will provide the Mars associates with a more comfortable, lively and fun working environment, whilst following the world famous Mars ‘Five Principles’.

During this period Cushman & Wakefield has also secured a further commission to project manage the redesign of the car parking facilities and renew the sunshade structures at the Mars manufacturing facility located at King Abdulaziz Economic City (KAEC), North of Jeddah. Cushman & Wakefield, Jeddah – November 30, 2015: Rubaiyat, a leading luxury retailer in Saudi Arabia, have awarded a 6 month FM consultancy and transition management commission on their flagship development – Boulevard Mall, to Cushman & Wakefield, KSA.

The project, located on the Kings Road in Jeddah, is the first of its kind in KSA – a climate controlled strip mall hosting 35 – 40 iconic brands such as Gucci, Versace, Armani and many other leading design houses from Europe and beyond.

Phase 1 of the contract, the consultancy commission, covers a number of strategic issues with deliverables encompassing areas such as FM design review, operational service delivery and asset gathering strategies, development of operational policies and procedures, tenant fit out manual, operational budgets and recommendations on CMMS.

Phase 2 of the contract, transition management services, is scheduled to start early 2014 and will include tasks such as the supervision and monitoring of the works plus review and acceptance of ‘as built drawings’ and O&M manuals.

Cushman & Wakefield are currently in negotiations to deliver a TFM style contract for the mall on a managing agent basis.

Cushman & Wakefield, Riyadh – May 18, 2015: Cushman & Wakefield today announced it has been awarded the facilities management consultancy commission for the Kingdom Tower, Jeddah.

The + 1000 meter, 251 level Kingdom Tower, currently under construction, will be the tallest building in the world, significantly taller than the current holder of that title; Burj Khalifa, Dubai at 828 meters high, across 163 floors.

Cushman & Wakefield, Riyadh – August 20, 2014: Cushman & Wakefield today announced that Cushman & Wakefield , Saudi Arabia, has been appointed by Al Maha Airways (Qatar Airways domestic operations in Saudi Arabia) as the facilities and project management service provider for their new operations based in Jeddah.

Al Maha Airways commence domestic operations in Saudi Arabia from 14 December.  To support these activities they have acquired a new head office in Jeddah and will occupy a number of buildings in the King Abdul Aziz International Airport, and will be also be providing residential accommodation to more than 3000 flight and ground staff.

Cushman & Wakefield will initially project manage the fit out of their 4000 sqm office facility, which includes their General Authority of Civil Aviation (GACA) approved Command and control facility, ticketing office and senior management team.  Project management services will also be provided to the new airport facilities, which include the executive lounge, aircraft maintenance hangers, check-in facilities and crew briefing facility. Once located, Cushman & Wakefield  are required to provide ongoing IFM services to all facilities operated by Al Maha.

Cushman & Wakefield, Riyadh – September 302012: Cushman & Wakefield today announced it has been awarded a 5-year facilities management contract for Kingdom Hospital Consulting Clinics.

Kingdom Hospital, located in Al Rabie Quarter in the northern part of Riyadh, is one of Saudi Arabia’s latest and most extensively equipped private hospitals, sponsored by HRH Prince Al Waleed Bin Talal Al Saud.  Kingdom Hospital provides all types of consultations and therapeutic services, utilising state-of-the-art equipment.  The hospital offers many specialised medical departments, including pediatrics, internal medicine, obstetrics and gynecology and a pain management centre and rehabilitation unit, which will be the first private rehabilitation centre in Riyadh.   The emergency room and intensive care units are the first in Saudi Arabia to conform to the standards of the American College of Emergency Physicians.

Cushman & Wakefield, Riyadh – January 4, 2014: Cushman & Wakefield today announced that it has been awarded a three-year contract to provide Integrated IFM services to Rubaiyat, a leading luxury retailer in Saudi Arabia, at their flagship development – Boulevard Mall, Jeddah.

The project, located on the Kings Road in Jeddah, is a luxury strip mall hosting 35 – 40 iconic brands such as; Gucci, Versace, Prada, Giorgio Armani and many other leading design houses from Europe and beyond.

Cushman & Wakefield will be responsible for providing a full range of IFM services Inc. planned and reactive maintenance, cleaning, security, landscaping, pest control, as well as the ongoing fit out supervision and the management of CMMS software and a centralised helpdesk. The IFM contract follows on from the FM consultancy commission that was secured in early 2014.

Cushman & Wakefield will be responsible for the development and implementation of the property and facilities management strategy, including lease negotiation and administration on behalf of the client, procurement and vendor management, CAFM selection and implementation, establishment and management of a 24/7 helpdesk and ongoing monitoring of vendor performance through SLA’s & KPI’s.

C&W Co-Hosts The 2013 Tri-Gen Summit

Cushman & Wakefield, Riyadh – September 30, 2013: Cushman & Wakefield co-hosted ‘The 2013 Kingdom Tri-Generation Summit’ alongside its local partner National Tri-generation CHP Company (NTCC); which took place in Riyadh, Saud Arabia on the 29th and 30th September.

Cushman & Wakefield General Manager, Eng. Mohamad Abou Laban provided the audience with a presentation entitled “Operations and Maintenance in Tri-Generation Plants”; which focused on the utilization of technology in operations and maintenance, risk mitigation, driving efficiencies and business continuity. This was co-presented by Eng. Abdul Monem Karim who manages the Source Energy Contracts in Saudi Arabia.

Source Energy Contracts:

M/s. Source Energy awarded Cushman & Wakefield six contracts in 2012 and 2013 for the operations and maintenance of cooling and power plants in various locations including Riyadh and Jeddah. The plants vary from central cooling plants to Tri-Generation plants; which serve various commercial and mixed use clients such as King Road Tower, Al Anoud Towers, National Commercial Bank (NCB) and Rafal Tower.

The 3 to 5 year contracts have a combined value of SAR 70 m  ($19 m).
